I like this particular property, can you ask the landlord if I can rent it?
A: We are only renting out properties that are on our list. We do not rent out other peoples' property unless they sign a rental agreement with us.
Can I just ask you for an address of a house / land and go and see it myself?
A: No, it's not our policy to disclose addresses without the owner's permission. In order to view the property you are interested in, you must make an appointment with us so we can show it to you.
Why must I pay a deposit ? Can I just pay the first month payment?
A: The deposit acts as a guarantee or insurance for the property.
How much rental deposit do we have to pay when we want to rent a house?
A: 2 months deposit plus 1 months rent. Negotiable, depending on the landlord.
What do I bring if I want to show you some land I have to sell?
A: We will need a copy of the garan/ land deeds.
I like the property and the location, but its a bit off my budget, can you help?
A: We will ONLY negotiate if you are serious. The outcome however, is up to the landlord.
I like the property but I have two more months before I can move in ,can you hold it for me?
A: We will not hold any property for potential tenants, its a first come, first serve basis, however we can negotiate for the holding and you'll have to put down a deposit.
Can I make alterations to the property e.g cutdown trees ,make an extra garage or paint the house pink?
A: Any constructional alterations will have to be agreed to by the landlord. Otherwise its WYSIWYG.
Can I install any additional item e.g Aircond ? And will the landlord pay for it?
A: Any installations will have to be agreed on by the landlord. The reimbursement however is under the Landlord's discretion.
I want to make extra cash. Can I rent one of your properties so I can rent it out again?
A: We are not going to be responsible for Sub-Letting of our listed properties. You may have to seek permission from Landlord.
I have a Perpindahan house, does your company provide renovations and constructions?
A: We do not do constructions specifically, but we can consult with our contractors for home renovations and constructions.

A: We do not handle any financial settlements.
I am currently in the process of applying for a home loan, can you increase the home property value so I can have a bit of cash?
A: Property Valuations are done by certified Valuers. We cannot increase the value of the property to for that purpose.
Can you provide me a fake valuation so I can take out my home loan entitlement , but I don't really want to buy a house or land-I just need the cash?
A: NO, we do not conduct businesses that are fraudulent in nature and AGAINST the Law.

I have a piece of land but I lost the garan/ land deeds ,can you still sell it for me?
A: No, you must make a police report
Why must I sign a rental property agreement or Sales agreement if I want to rent / sell my house / land?
A: By law, we are not allowed to rent or sell your property without written consent signed by you.
I wish to have my house to be rented in a few days, can you make it happen?
A: We may have clients ready, but depending on the locations some property will go fast while some may take a while.
My land lease expired, will you pay it for me so I can sell it?
A: Bring all your relevant documents (garan, IC and etc.) to our office and we will see what we can provide.
